The City of Sydney has received a development proposal for a 13-story mixed-use structure designed by Tzannes.

The property is owned by NGI Investments and is situated at 4-6 York Street, near the Wynyard Park and Martin Place intersection in Sydney's central business district. On York Street, it is now the sole undeveloped area. Existing buildings on the site would be demolished as part of construction and excavation operations.

Along with the proposed construction, the former Bank of New South Wales building at 341 George Street, which was created between 1927 and 1932, would also see modifications and extensions.

The historic George Street building, which is in the inter-war Palazzo style and has original bank chambers on the ground floor, a mezzanine level, and commercial floors above, is described by Tzannes as forming a "prominent part" of the western bookend of Martin Place and the street's heritage fabric. It also has two basement floors, one of which houses the original safe deposit box for the structure.

The projected York Street construction will include a granite masonry exterior that alludes to the bank building's lower level. A high performance curtain wall with spandrel zones that are aligned with the sandstone masonry cladding of 341 George Street would be used to enclose the central portion of the boundary.

The rooftop would have photovoltaic cell arrays and a green roof, which would reduce the amount of heat retained there, reduce and offset embodied carbon, and enhance the performance of the building as a whole.

According to Tzannes, the proposal would increase York Street's connection by providing tapering ground-level setbacks that will provide comfortable and covered public pathways.

The structure is intended to meet the City of Sydney's minimal standards and will aim for ratings of 6-Star NABERS Energy, 4-Star NABERS Water, and 5-Star Greenstar.

The designs for 4-6 York Street are on display until January 20, 2023. It is anticipated that the renovation will cost about $36 million.
