Plans Lodged to Build a 33-Storey Tower Above Sydney Metro West Station

Plans have been submitted to construct a tower with 33 stories over one of the new Sydney Metro West line stations.

The application for the mixed-use building on the station's eastern side has been submitted by Sydney Metro.

The project has been recognised as an important state development.

A 2610 square metre site is located at 37-69 Union Street on the eastern side, and a second site is located at 26-32 Pyrmont Bridge Street on the western side.

A later proposal will include the western location.

Before drafting an Environment Impact Statement to accompany the application, Sydney Metro is requesting SEARs (Secretary of Environment's Assessment Requirements) for the project.

Major civil construction projects between Westmead and The Bays and between The Bays and the Sydney CBD were both approved in March 2021 and August 2022, respectively.

The current application focuses on the opportunities, stations, precincts, and rail infrastructure when developing over-station projects.

The line will be a part of the Sydney West Metro Line, which will take 20 minutes to go 20 miles and increase the rail network's capacity between Parramatta and Sydney CBD.

Additionally, it will consist of stations at Westmead, Parramatta, Sydney Olympic Park, North Strathfield, Burwood North, Five Dock, The Bays, and Hunter Street, with the exception of North Strathfield and Five Dock, all of which will have over-station development. In 2030, the line is expected to open.

The podium component of the project, which will include offices and residential spaces as well as lobbies and facilities, is set to have a maximum height of 39.4 metres.

These facilities will provide support for the podium-top tower, which will have a maximum height of 120 metres (33 stories) and contain residences.

Initial project plans have been prepared by Grimshaw Architects.

The project will cover 23,597 square metres of gross floor area.
