Mirvac Moves Ahead with $2 Billion Sydney Harbourside Plan

The most recent phase of Mirvac's $2 billion renovation of Sydney's Harbourside Retail Center is now in progress.

After a protracted procedure for Mirvac, detailed design and construction plans, as well as minor revisions, are currently on display.

In accordance with the Harbourside Concept Approval, it is the second of three proposals for state-significant development.

To build and run a portion of the larger project, which consists of a mixed-use podium with three buildings between two and four storeys and a 50-story residential tower building, Mirvac is requesting approval from the Department of Planning and Environment.

Following a design competition won by a design from Snhetta and Hassell, a few minor changes have also been made to the application that reflect "design improvements and additions which have occurred through the competition process and following design integrity procedure."

The proposals pertain to the current Harbourside Shopping Centre Building, which is three stories tall and mostly made up of dining establishments, retail stores, tourist attractions, and entertainment venues.

When finished, the project will provide 42,000 sq m of residential space, 10,000 sq m of commercial space, and 33,500 sq m of retail floorspace to "provide housing choice and diversity on the outskirts of the Sydney CBD."

After a protracted development procedure that included concerns from neighbours, the concept was approved in 2021.

Current leases will be terminated to make way for the shopping center's destruction, which was first approved by the Harbourside Concept Approval.

“[The plan] will revitalise the Harbourside site and help complete the ongoing redevelopment of Darling Harbour, in line with the strategic vision established by the Harbourside Concept Approval and Pyrmont Peninsula Place Strategy,” the planning application said.

Between Cockle Bay and the Pyrmont Peninsula in the north-west corner of the Darling Harbour precinct, the larger Harbourside redevelopment site spans an area of about 20,500 square metres.

With 13 million annual visitors, the current Harbourside Shopping Centre, which debuted in 1988, has "played a key part in the evolution of Darling Harbour into Sydney's premier tourist and entertainment precinct to date."

In 2013, Mirvan purchased the property, and since then, they have been devoted to redeveloping it "into a world class entertainment centre."
